The agreements that guide every renovation we draw and build.
Access to and use of this website constitutes acceptance of these terms. Descriptions of renovation and design services — including full-home renovation, interior design, kitchen and bath remodeling, roofing, solar, security, and related offerings — are provided for general guidance. Specific project scope, deliverables, timelines, and pricing are defined in individual written project agreements.
Each renovation is scoped individually based on existing site conditions, structural realities, mechanical systems, and your specific brief. The final scope — including demolition, framing, mechanical rough-ins, insulation, drywall, finishes, cabinetry, fixtures, and final walkthrough — is documented in a written agreement before any construction work begins. Work outside the documented scope requires a written change order.
Design concepts presented during the development phase — including floor plans, elevations, material palettes, lighting layouts, and joinery drawings — represent the studio's recommended direction based on your brief. Significant departures from approved concepts after construction begins require a written change order and may affect timeline, budget, and material availability.
Construction hours, site access, trade scheduling, dust containment, debris removal, and safety protocols are established in the project agreement and observed throughout the build. The studio maintains daily site supervision, weekly client updates, and coordinated trade schedules. Owners are responsible for providing safe site access and removing personal belongings from work zones before demolition begins.
Materials, finishes, fixtures, and fittings are specified with samples you approve in writing. Substitutions may be proposed by the studio if supply, lead time, or performance requires — always with your written approval and never compromising the design intent. Custom-ordered materials cannot be returned once fabrication has begun, and any related restocking fees are the responsibility of the requesting party.
Renovation timelines are estimates based on scope, trade availability, inspection cycles, and material lead times. Phased schedules are shared before construction begins and updated weekly. Weather, unforeseen conditions discovered during demolition, and supply chain delays may extend timelines; clients are notified promptly with revised schedules and adjusted completion projections.
Changes to approved scope, design, materials, or project sequencing are documented in a written change order with revised pricing, timeline impact, and material implications before work proceeds. Verbal requests are not actioned until documented and signed. Change orders are billed as separate line items and do not alter the original agreement's terms unless explicitly stated.
Payment schedules align with project milestones — typically an initial deposit, demolition completion, rough-in completion, finish installation, and final completion — as specified in the written project agreement. Progress payments are invoiced at each milestone and due within the stated terms. Late payments may pause construction; significant delinquency may require project re-scoping.
Renovation workmanship — including framing, drywall, tile, cabinetry, paint, trim, and finish carpentry — is warranted against defects in installation for a period defined in your project agreement, typically one to five years from completion. Material warranties follow the manufacturer's terms and are passed through to the owner. Warranty does not cover damage from misuse, neglect, or modifications by others.
The studio secures all required building permits, schedules inspections at appropriate construction phases, and ensures all work meets applicable building codes and regulations. Inspection scheduling is coordinated with trade availability, and failed inspections are corrected promptly at the studio's expense unless caused by owner-directed changes or pre-existing concealed conditions.
All design drawings, renderings, sketches, material boards, and specification documents remain the property of the studio until full project payment is received. Upon completion and payment, drawings are transferred for single-project use on your property only. Reproduction, redistribution, or reuse of design work on other properties without written permission is not permitted.
The studio is not liable for unforeseen conditions discovered during demolition — including concealed structural damage, hazardous materials, code violations in prior work, or plumbing and electrical conditions not visible before construction begins. Such conditions are documented, brought to the owner's attention promptly, and addressed through a written change order with associated costs and timeline implications.
